Ottoman's Reef is a privileged development at Kumyali, at the gateway to the Karpaz Peninsula. The planning application was granted in 2006 and since that time, there has been an embargo on new developments in this sensitive environment. Therefore, the pristine rural beauty of the location will not be spoilt by further development along the coast.

Wellington Estates Ltd has planning consent to build a further 16 properties in addition to the 10 properties already constructed. The present 10 properties are a mixture of bungalows and villas, as per the photographs. Customers should note that any property from the overall Wellington portfolio can be built on the site.

The plots are normally one donum, or 1,340 square metres. These are large plots by North Cyprus standards. However, if a customer wishes to have a Senator or Diplomat Villa at Ottoman's Reef, the plot sizes will be increased to some 2.5 donums and the number of properties reduced.

The site has full beach access, although no properties can be built beyond the building line. Wellington Estates have been advised that planning permission could be granted for a modest pier, with yacht mooring and launch facilities.
